End-to-End Involvement
Our Building Certification team works closely with clients from concept through to completion. We can engage with your design team early to provide NCC/BCA advice, support the preparation and issue of the Building Approval, and remain involved during construction to deliver ongoing guidance and mandatory inspections to ensure compliance is achieved.
Where a proposal triggers referral or concurrence applications, we can assist in identifying these triggers and coordinating the required applications to the relevant authorities as part of the approval pathway.

Internal and External Referrals
A strength of our Building Certification team is our ability to work collaboratively with other professionals to help streamline the approval process for our clients.
Internally, our Building Certifiers work closely with our Town Planning team and our sister company, Performance Solutions Queensland, allowing us to identify planning or performance solution requirements early and refer clients directly to the appropriate team where required.
We also work alongside a broad network of experienced external consultants, including engineers, building designers, architects and other specialist professionals. Where additional advice or documentation is required, we can assist in identifying the appropriate consultant to help progress your project.
This collaborative approach allows us to provide practical guidance and help our clients navigate the building approval process as efficiently as possible.

Our Building Certification Services
New Homes & Renovations
Building Approval and certification services for new dwellings, extensions, alterations, additions, decks, patios and associated residential building work, including construction inspections and issue of the Form 21 Final Inspection Certificate.
Commercial & Industrial
Building certification for commercial buildings, warehouses, industrial developments, retail premises, offices and fit-outs, from Building Approval through to construction inspections and issue of the applicable Form 11 Certificate of Occupancy.
Multi-Residential Developments
Building certification for townhouses, apartments and Class 2 developments, including assessment, construction inspections and issue of the applicable Form 11 Certificate of Occupancy.
Education & Childcare
Building certification for schools, childcare centres, education facilities and associated alterations, additions and new developments, from Building Approval through to construction inspections and issue of the applicable Form 11 Certificate of Occupancy.
New Swimming Pools & Pool Barriers
Building Approval and certification for new swimming pools and associated pool barriers, including required inspections and issue of the Form 17 Final Inspection Certificate – Swimming Pool.
QDC Siting & Referral Applications
Advice and coordination where proposed building work requires referral to Council or another referral agency due to boundary setbacks, building height, site constraints or other siting requirements. We also coordinate referrals to service authorities including Urban Utilities and Unitywater where building work is proposed over or near water and sewer infrastructure.
Queensland Fire Department Referrals
Coordination of referrals to the Queensland Fire Department (QFD) where required for Class 2–9 building work, including management of the referral process as part of the Building Approval.
Construction Inspections & Final Certification
Mandatory inspections throughout construction, coordination and review of required inspection documentation, and issue of applicable final inspection certificates and Certificates of Occupancy on completion.
